SECTION 1Before you sign up — prerequisites & privileges

Three things determine whether you can be up and running in 3 minutes or it takes a week. Confirm all three before signup.

1.1 You have a Rent Manager Partner Token

Rent Manager's Partner Token is the read-only API credential ForVue uses to authenticate with your RM database. London Computer Systems (LCS) issues it. If you don't have one yet:

You do not need to share the Partner Token with us. The token is configured on the Rent Manager side, scoped to your companycode. You only ever paste the companycode into ForVue — not the token itself. Authentication happens server-to-server between ForVue and Rent Manager.

1.2 You know your Rent Manager company code

It's the subdomain in your RM URL. https://mycompany.rentmanager.com → your company code is mycompany. One Partner Token can authorize access to multiple Locations under the same company code.

1.3 You've identified who in your org will own the setup

SECTION 2Signing up — trial, billing, who needs an account

2.1 The 7-day free trial

Every new ForVue account starts with a 7-day free trial. You enter a card at signup (Stripe) so the trial converts seamlessly — but you are not charged until day 8. Cancel any time during the trial in Settings → Billing and you owe nothing.

2.3 Account structure and team scoping

One ForVue account per ownership group or fee-managed portfolio. Inside that account, every daily user gets their own login (no shared passwords). The account owner can invite users in Settings → Team.

Team members can be assigned one of four roles (Owner, Manager, Technician, Read-only) and restricted to a subset of properties instead of the full portfolio. Role and property scope compose independently — for example, a Manager for Region A properties only, or a Technician cleared to log service events across the entire portfolio. Useful for multi-region operators, regional maintenance supervisors, fee-managed portfolios where the owner shouldn't see other clients' assets, and outside vendors you want to give visibility into just the properties they cover.

2.4 Referral program

Every ForVue account gets a referral code in Settings → Referrals. Each qualified referral unlocks a coupon tier: 20% off for 60 days (1 referral), 50% off for 60 days (2 referrals), 50% off for 12 months (3 referrals). Rewards apply automatically once a referred account crosses its 30-day mark on a paid subscription. No clawback if a referred user later churns. The Enterprise tier is not eligible to receive referral discounts (contract pricing), but Enterprise operators can generate referrals for others.


SECTION 3Day 1 — connecting Rent Manager

Once you've signed up and logged in, this is a 3-minute operation.

Open Settings → Integrations → Rent Manager

The gear icon (⚙️) is in the top-right of the ForVue chrome. Settings → Integrations lists every PMS ForVue can connect to. Click Rent Manager.

Paste your company code and Save

Just the company code. No token, no API key, no password. ForVue's server uses Rent Manager's Partner Token (configured on the RM side) to authenticate against {companycode}.api.rentmanager.com.

Click "Test Connection" and watch the first sync

ForVue will:

For a portfolio under 5,000 units this takes 10–60 seconds. Larger portfolios (we tested up to 50,000 records per resource per Location) take a few minutes. You don't have to wait on the page — the sync continues in the background and emails you when complete.

From here on, ForVue runs a nightly incremental sync at 2:30 AM. Force a refresh at any time with the Sync Now button. The sync is always read-only — nothing is ever written to your Rent Manager database.


SECTION 4Day 1 — installing ForVue inside Rent Manager (layouts)

Two layouts ForVue offers inside Rent Manager. Most customers install both.

4.1 Full ForVue platform as an account-wide custom tab

Embeds the entire ForVue app inside Rent Manager so your team never has to switch browser tabs. Used for portfolio-level work (risk dashboards, capex forecasts, report generation).

Configure the tab

Save. Click the new tab — the ForVue login screen loads inside Rent Manager. Sign in once and the session persists for that browser.

Expected first-time behavior Even if you're already signed into ForVue in a separate browser tab, the iframe will ask you to sign in again. This is correct — modern browsers (Safari, Chrome with third-party cookies blocked, Brave) partition iframe storage per top-level origin for security. Sign in once inside the Rent Manager tab and it stays signed in for that browser. Each RM user does this on their first use.

4.2 Single-property read-only embed on a property page

Puts a read-only ForVue risk dashboard for one specific property on that property's page in RM. No login required. Used for at-a-glance property visibility for staff who don't need full ForVue access.

In Rent Manager: paste the iframe snippet into the property's custom HTML widget

The exact menu varies by RM build — typically Property Setup → Layout or a Custom HTML widget on the property page. Paste, save.

The widget shows the property's appliances, risk tiers (CRITICAL / WARNING / GOOD), and component scores. It auto-refreshes every 5 minutes.

The token is scoped to that single property and is read-only. Revoke it any time by regenerating in Bulk Import — the old token immediately returns 404.


SECTION 5Day 2–3 — generating your first report

ForVue produces five reporting artifacts from your live RM data. The first three (lender / agency / carrier) are branded on-demand documents that include the patent notice (USPTO Provisional 64/032,704) and methodology citation. The last two are print-optimized action reports operators use for ongoing operations and board updates.

Bank Origination Report (BOR)

Component-level condition narrative your lender uses at loan origination or refinance. Generated in Reports → Bank Origination. Pick the property, click Generate. ~15 seconds.

Predictive Capital Needs Projection

Capital Needs Projection aligned to NSPIRE (24 CFR Part 5) health-and-safety severity tiers. Generated in Reports → Capital Needs Projection. This is a forward-looking planning document — it does not substitute for an official HUD-administered NSPIRE inspection or a HUD-certified Capital Needs Assessment performed by a licensed third party, but supports agency-lender planning, Capital Fund Program documentation, and pre-inspection prep.

Insurance Policy Inception Report (IPI)

Carrier-grade condition snapshot for new policy bind or annual renewal survey response. Generated in Reports → Insurance Inception.

Portfolio Action Report

One page per property, grouped by property, listing every CRITICAL and WARNING component with recommended next-service dates and projected failure windows. Rendered in-browser and printed / saved-as-PDF using your browser's print dialog. Use this for weekly maintenance stand-ups, monthly ownership reports, and quarterly board packets. Generated from the Reports page.

Single-Appliance Action Report

Full lifecycle sheet for one appliance: component list, service history, projected next failures, recommended actions. Triggered from any appliance detail card. Also rendered in-browser (print / save-as-PDF from the browser dialog). Use this to hand a maintenance tech a self-contained work order for one asset, or to attach an appliance-specific history to an insurance claim.

Best first-report workflow Pick one property where you have an upcoming refi, renewal, or acquisition. Generate the relevant report. Compare it against the third-party inspection or carrier survey you'd otherwise pay $300–$60,000 for. That's your ROI calculation for the rest of leadership.

5.6 Tenant maintenance submissions and SMS notifications

Any appliance in ForVue can generate a 14-day diagnostic share link. Send that link to a tenant, on-site maintenance vendor, or property manager who doesn't have a ForVue login. They open a stripped-down public page, pick the symptom they're seeing, enter any error code from the appliance's display, and optionally upload a photo or short audio recording. Symptom routing against ForVue's manufacturer knowledge base produces the most likely suspect part; a work order auto-creates in ForVue and the assigned team member gets notified. No login required for the submitter; the platform never sees tenant identity or contact info.

SMS notification (opt-in). If the link creator enables SMS in Settings → Notifications and provides a US mobile number, ForVue will send a text the moment a tenant submits — one message per share link per hour to prevent duplicate texts on rapid resubmissions. Off by default; disable at any time by unchecking the box, replying STOP to any message, or removing the phone number. Standard message and data rates may apply per your carrier. Regardless of SMS setting, every submission is visible in the in-app notification bell.

6.1 What ForVue reads from Rent Manager

ForVue calls the Rent Manager endpoints listed below. All are read-only unless the account owner explicitly enables the opt-in write-back capability (see 6.2). All calls are scoped to the Partner Token's authorized Locations.

SECTION 9Troubleshooting

The first sync failed or shows zero properties

  1. Confirm the company code is exactly the subdomain (no https://, no .rentmanager.com, no path).
  2. Confirm LCS has activated the Partner Token for ForVue and that it has read scope on Locations, Properties, Units, ServiceIssues.
  3. Run the diagnostic: GET /admin/rm-preflight (your account owner has access). It tests each endpoint and tells you which one failed.
  4. If the diagnostic shows everything passing but properties still don't appear, contact wise@investwisecap.com with your sync history entry ID.

The Rent Manager custom tab shows a blank page or "refused to connect"

  1. Wrong URL. The tab MUST use https://platform.investwisecap.com/embed/app — the bare https://platform.investwisecap.com/ is NOT iframe-safe and will be blocked.
  2. HTTPS mismatch. If Rent Manager is loaded over HTTP, the iframe HTTPS embed is blocked as mixed content. Always load RM over HTTPS.
  3. Browser extensions. Ad blockers and privacy extensions (uBlock, Privacy Badger) sometimes block third-party iframes. Test in incognito with extensions disabled to confirm.
  4. If a single-property embed shows "Embed link is invalid or revoked," regenerate the token in Bulk Import → Embed Code Generator.

I have to log into ForVue every time I open the Rent Manager tab

If sessions don't persist day-to-day, your browser is aggressively evicting iframe storage (Safari ITP, Brave default shields). Two options:

Billing question

Settings → Account → Manage Billing opens the Stripe customer portal. Update card, download invoices, change billing email there. For pricing disputes or unit-count audits, email wise@investwisecap.com with your account ID.
